Ritz Carlton Hotel, Water Damage Project, Denver Colorado, July 2009
Property Doctors water restoration specialists responded to a torrential deluge at the downtown Denver luxury hotel Ritz Carlton, formerly known as the Embassy Suites Downtown, in July 2009. The water damage soaked the Mile High City's crown jewel. Property Doctors implemented a contingency restorative drying program that saved thousands of dollars for the venerable institution. Rain water flooded through the ceiling and onto the floor and walls. The roof could not contain the water and hail which caused it to leak through areas of the ceiling panels.
Property Doctors responded to the emergency water damage and presented insurance credentials and statement of qualifications and capabilities to the Ritz Carlton management who approved us to handle the emergency dry down. The dry down took approximately four days with high-tech equipment operating around the clock. Enough water was extracted with minimal openings in the ceiling to allow the special occasion room to reopen on time for a previously scheduled event.
For the following 3 days, the dry down consisted of monitoring moisture levels within the walls ceilings, and floor and reducing very high moisture levels in the room to a dry condition. The room was saved with minimal repair and touch up.
Property Doctors is a full service mitigation and restoration provider for properties damaged by water, fire, flood and other disasters. They have been leading the industry since 2002. They have services throughout the Denver, Colorado Springs, Fort Collins, Boulder and Mountain communities. Off Broadway Shoes, Water Damage Repair, Lakewood Colorado, March 2005
In Lakewood, CO heavy spring rains in March 2005, caused a roof leak and
flooded the Off Broadway Shoe Warehouse at the Colorado Mills mall. The massive flooding caused water to pour from the stores ceiling and into the store. The Off Broadway Shoe warehouse stocks between 30,000 - 50,000 pairs of women's and men's footwear - all on display, in their wide aisles. Property Doctors mobilized their Project Management team and employees to perform all structure and content cleaning services. Within 72 hours all services had been completed. Property Doctors content manipulation crews moved hundreds and thousands of dollars worth of shoes, apparel, displays, cash registers and accessories to avoid inventory loss from water damage. The doors were opened to the public with only minimal loss of all products available while remaining inventory was being shipped in restocking. Restoration services included all walls, floors, ceilings, shelving, and cleaning of all products which had been shelved at the time of the flooding.

La Petite Academy, Sewer Damage Project, Castle Rock Colorado, February 2007
Accidental damage to a local school, in February 2007, of the La Petite Academy
in Castle Rock day care facilities occurred and school director called in Property Doctors to help with everything from flooring, walls, furniture to toys that had to be removed from sewage contamination. Property Doctors responded to the sewage damage emergency and quickly arrived. Officials told Property Doctors that the sewage damage started from a City excavation project of a City sewage line. Technicians were able to quickly put restoration services into place in the damaged classrooms. Quisque odio. The massive sewage break caused sewage to pour into the daycare facilities classrooms and hallways. Raw sewage in some areas reached as high as 8 inches! We immediately dispatched our Project Management team to the site responding to the emergency situation and helped bring the daycare back from disaster. Many areas were overrun by heavy mud and silt coating. Most contents of rooms including furniture, carpet and upholstery were completely destroyed. Students were not in school at the time, they were given time off due to the extremely hazardous conditions.

Wild Oats Boulder officials called in Property Doctors after crew members
reported a burning odor coming from a refridgeration trailer attached to the store and permeating into the store facility. No one was hurt and workers were sent home so Property Doctors could remediate the odor. The burning smell occurred at Wild Oats,a single-story steel trussed building located at 1651 Broadway in Boulder, CO. The burning smell was called into Property Doctors late in the evening. At the time, the business was not open to the public and employees were present. Property Doctors quick response time arrived on the scene just short of 60 minutes after the call. The initial odor remediation involved four steps – identification of the burning smell, formulation of the neutralizer; delivery of the neutralizers into the space to be treated and concentration control of the neutralizer in the air. State-of-the-art of the art air units were used for neutralizing and deodorizing odor-causing components in air and other vapors. Air neutralizers are created using chemistry, mass spectrometry and other analytical instrumentation to formulate the most effective solutions for odor remediation to restore a business to its former state.

In the spring of 2003 the Westin Ballroom was hit hard caused by a plumbing
break and flooded with water. The massive flooding caused water to pour into the hotel's ballroom and hallways. Property Doctors immediately dispatched our Project Management team to the site responding to the emergency situation and helped bring the hotel back from disaster. Our 24/7, bonded, certified, licensed and insured water restoration technicians detailed the project scope of the lavish ballroom atmosphere and were dispatched immediately upon the maintenance official call. Damage to the 12,000-square-foot Westin Ballroom was evaluated and a restoration strategy defined. State-of-the-art extraction equipment and powerful dehumidifiers and driers were put in place to extract water from the damaged floors and carpeting. Gallons upon gallons of water was pumped from the12,000 sq. ft. ball room and halls and structural drying of all affected areas throughout were set up. Our crews worked diligently to extract water from walls, carpets and floors which suffered from water damage. Many hallway areas were overrun with heavy water damage. Most contents of rooms and ballrooms were completely soaked and contents were moved to facilitate the drying process. But it paid off. We recovered the ballroom without disturbing the scheduling of the upcoming convention. Needless to say, The Westin Hotel was one happy customer!

Shining Mountain Golf Club, Water Damage Project, Woodland Park Colorado, January 2007
Water damage to Woodland Parks local Shining Mountain Golf Club, was
called into Property Doctors in January of 2007. Although the water damage was caused by a broken pipe in the storage room, damage was evident in the ceilings, walls and floors in the dining hall, bar, kitchen, bathrooms, stairwell and the pro shop. Water damage came from broken pipes on what officials believed was a frozen pipe break from water not being turned off during the cold winter months. Property Doctors act in response to the water damage disaster involved providing emergency power and heat, access damage with moisture readings to determine the extent of the water damage. Reduce the amount of water trapped inside the ceiling and if the cause of the water damage had not been stopped, stop the supply of water. Wet ceiling material such as sheetrock and insulation was removed, saturated drywall scraped away, to avoid secondary damage to the structure. Water was extracted from the space, and salvageable material dried with commercial hi-tech dehumidifiers and other specialized drying equipment. Property Doctors examined progress, with ongoing monitoring of equipment during the week long dry-out mitigation process and areas were restored due to the level of professional water extraction, specialized air movement equipment and the dehumidification procedures provided by certified water restoration technicians. Water damage accounts for one-fifth of insurance claims yearly. Homes and businesses are damaged and interrupted every winter and spring as water escapes into a home or business due to a frozen pipe that has burst. A pipe crack that is just an eighth of an inch can send out more than 200 gallons of water daily so you can imagine how serious the damage could be to a building's structure and contents, especially if you are away from the premises

Chang’s China Bistro, Water Damage Project, Denver Colorado
Various sections of the establishment were affected. However, the beautiful
hardwood floors in the dining room and bar area were hit the hardest. So that's where we started. We received our first call from concerned P.F. Chang’s opening manager early in the morning. We immediately rallied our crews and got to work. The restaurant contained a large amount of water. And, water was covering the beautiful hardwood floors throughout the dining room and bar. Our first order of business was to reach out to the key bistro officials involved and assure them that we’d take care of everything. We told them exactly what to expect from our team over the next couple of days. And, we answered all of their questions. The P.F. Chang officials were concerned that damaged floors weren’t replaceable. We immediately identified those items and our drying crew started the dry-down process. Deploying our water extraction, we worked non-stop for 24-hours to mitigate any further damage from occurring. Our content crews worked feverishly moving dining tables, chairs, bar stools and other items to allow for a smooth transition during the mitigation process. To assist the dry-out process, we built an on-site drying chamber with a desiccant dehumidifier for items that weren’t fully soaked We examined our progress, ongoing, by monitoring our equipment. After just 2 days, we knew that the facility was drying down nicely. P.F. Chang’s managers were surprised that we didn’t have to demo all of the wet drywall. We saved areas because of the level of air movement and dehumidification we provided with our equipment. And P.F. Chang’s appreciated the cost-saving measures.

Meridian Golf Club, Water Damage Project, Englewood CO, January 2007
A frozen pipe was believed to be the cause of the water damage to Meridian
Golf Club, a private membership club in Englewood, CO., January 2007, flooding part of the country club's Pro Shop, Clubhouse and storage area, officials said. Property Doctors crews were able to mitigate the water damage and bring in emergency power to Meridian Golf Club known for its excellent reputation for providing outstanding food and service in a beautiful, relaxed setting within their banquet and meeting rooms. No one was hurt and the building was empty when the pipe froze and burst from the cold winter weather officials said. There was a lot of water damage in the Pro Shop, Club House and other parts of the building were flooded out, with water reaching 8 feet in some areas. What wasn't damaged by the water was pretty much water soaked. Despite the extensive damage to the building, Property Doctors was able to restore the golf course to open and operate as normal. Once the temperature, humidity, and moisture content was deemed acceptable and safe according to industry standards, the water damage restoration equipment was removed and the water damage restoration process completed. Some homeowners, property managers, building maintenance operators use a professional water damage restoration company to perform these services since there are defining criteria's and methods to be used for assessing water damage and establishing restoration procedures. Because of the unique circumstances of every water damage restoration project, it is impractical to issue blanket rules intended to a situation. In extenuating circumstance, deviation from portions of the S500 may be appropriate. In performing a job, carelessness is never acceptable and common sense should always prevail.
